Who are we?
The Costa Brava Mortgage broking department of Land and Sea
(Estartit) is an independent mortgage brokerage. Our main activity is arranging finance for residents and non residents buying or re-mortgaging in Spain. Land and Sea acts as an intermediary; we search the market on behalf of our clients, to obtain the best possible conditions for their mortgage. Land and Sea works with all of the major lenders in Spain. The lenders offering their services in Spain are not only Spanish lenders, but also UK Dutch, and many other Northern European lenders.

 

We have established excellent relationships with all the leading banks in Spain and the UK and, through our comprehensive knowledge of the products available, we believe we can find the right mortgages and the best

Let us take the strain - One of the biggest headaches for potential overseas buyers in Spain is how to finance the purchase. There are several laws and conventions in Spain, as well as different "jargon" even, which can make a Spanish property purchase a little daunting.

At Land & Sea, we want to assure you that this process can be simplified as much as possible by our team, who have extensive knowledge of both the domestic and Spanish mortgage systems. Often, a Spanish property can be financed by releasing equity from your UK property and that is where our combination of experience of both markets come into their own.

Agreement in principle - We also arrange an agreement in principle so that you know in advance that obtaining a mortgage is possible. Normally we can have an offer in principal within 48 hours.

Remortgage - Remortgage your existing property to benifit from longer mortgage terms, lower interest rates, interest only schemes etc. At Land and Sea you can substancially lower your monthly instalments or get cash in hand to invest in other properties or just to enjoy life.

Interest only Mortgages - Maximum loan value 80% of valuation - Mainland Spain & Balearics & Canary Islands - Euro Interest Only Loan for the First 10 years only, thereafter the loan is Capital & Interest Repayment.

Repayment Mortgages - Repayment mortgages offer the greatest simplicity. Your monthly repayments cover both the capital and interest on the loan, meaning that at the end of the term you have nothing more to pay. - When borrowing large amonuts these types of mortgages can be costly to service.

Construction Mortgages - upto 60% (of the valuation of the constructed property and not the cost of construction) - Mainland Spain & Balearics & Canary Islands – Euro Interest Only Loan for the First 24 months only, thereafter the loan is Capital & Interest Repayment.

Equity Release - Equity Release is a means of using the value of your home to receive either a lump sum of cash or regular monthly instalments. A person of an older age can release a higher percentage of the value of their home, than a person of a younger age, as they are not expected to live as long.

There is no maximum age limit for equity release, although applications are not usually granted for anyone under the age of sixty.

Can I get a mortgage on any type of property?
Loans are now available to purchase of any type of residential property, whether a small apartment, townhouse, large villa, traditional finca or new development.

How long repayment period can I get? You can have your mortgage from 10-30 years.

I am a British citizen - can I get a mortgage in Spain? Yes, there is no problem for you to get a mortgage as long as you can prove your income. (Ex. P60, Self-employed, pension or other tax declaration from other country)

How much does it cost to value a Spanish property?
From €300 depending on property size and location. The Bank will appoint a valuer from the Bank's panel of valuers to carry out a survey for mortgage purposes, the cost of which is to be met by you before the valuation is undertaken.
